Self storage conferences are one of the few places where operators, developers, investors and suppliers from across Australia and New Zealand gather in the same room. For anyone planning a new facility, upgrading an existing one or weighing up an expansion, that is a rare opportunity. It is also an easy one to waste. Three days of sessions, a busy trade show floor and back-to-back social events can leave you with a bag of brochures and very little that moves your project forward. This year the Self Storage Association of Australasia brings its annual convention, GC26, to The Star Gold Coast from 10 to 12 November. Here is how to approach it.
Go In With A Brief, Not A Browsing List
The operators who get the most from a conference arrive knowing what decision they are trying to make. That might be the unit mix for a greenfield site, whether an ageing facility justifies a staged upgrade, or how to add rentable area without buying more land. Each of those questions points you to different sessions, different suppliers and different conversations.
Before you travel, write down the two or three questions your project cannot progress without answering. Bring site plans, current occupancy figures and any constraints you already know about, such as boundary limits, ceiling heights or council conditions. A supplier can tell you far more from a floor plan than from a verbal description, and a fellow operator can offer far better advice when they understand what you are actually dealing with.
See And Handle The Product Before You Specify It
The SSAA describes the GC26 trade show as the largest self storage trade show in the Southern Hemisphere. For an operator, its real value is simpler than that. It is the one place where you can compare doors, partitions, locks and access technology side by side, in person, before committing capital to them.
Product decisions made from a brochure are where many lifecycle costs begin. How a roller door operates, how a partition wall stands up to a trolley strike and how quickly a tenant can open a unit from their phone are all easier to judge by handling the product than by reading a specification sheet. What maintenance does this product need? How does it perform in high-traffic corridors? Can it be fitted to existing doors, or does it require full replacement? These are the questions worth asking on the floor.
Choose Sessions That Match Your Stage
Conference programs are built for a broad audience, so not every session will be relevant to your project. GC26 includes keynotes, industry breakfasts and a Facility Showcase, along with special interest sessions for the NextGen Network, Family Business, Container Connections and Invest and Develop streams.
If you are early in a new build, the investment and development content is likely to be the most useful time you spend all week. If you run an established facility, sessions on operations, technology and tenant expectations will tell you more about where the market is heading and what your facility will need to stay competitive. Multi-site operators may find the most value in comparing how other groups maintain consistency across a portfolio.
Learn From Operators Who Have Already Done It
Some of the most valuable conversations at any conference happen away from the stage. Other operators have already dealt with the problems you are about to face, from planning delays and construction defects to slow lease-up and tenant complaints about access. Most are willing to talk about what they would do differently.
Ask specific questions. How long did the build take compared with the original program? What would they specify differently next time? Which decisions have cost them most in maintenance since opening? Answers like these are rarely published anywhere. The social program at GC26, including the Welcome Party, Sunset Social and the Awards for Excellence Gala Evening, is where many of these conversations happen naturally.
Turn Conversations Into Decisions
The week after a conference is where most of its value is either captured or lost. Brochures pile up, notes go unread and promising conversations go cold. Within a few days of returning, revisit the questions you set before the event and record what you learned against each one.
Then narrow your shortlist. Follow up with the suppliers whose products and approach suited your project, and ask for the detail you could not get on the floor, such as layout advice or a site assessment. Get it right and you leave with a clear next step for your facility. Get it wrong and the conference becomes three enjoyable days that changed nothing.
